Description

A multi-storey industrial building has emerged at the edge of the new district, acting as a link between the urban environment and the open landscape. Three timber-hybrid volumes, arranged along the street, provide 22,830 square metres of space for commercial units, warehouses and offices. On the street side, the ensemble features a refined façade of wood cladding, polycarbonate panels and large windows — more reminiscent of a showroom than an industrial courtyard. Delivery traffic is handled inside the complex via a spacious, screened courtyard. The two-level structure combines different functions efficiently and compactly. Large ground-floor warehouse areas can be accessed by trucks via the interior courtyard, while smaller commercial units on the upper level can be reached via a ramp, making the building attractive to small and medium-sized businesses. A gallery level provides additional office space. The 8 × 8-metre grid allows for flexible layouts, and optional mezzanines on the second floor offer further configuration possibilities. The building is bright and welcoming, integrating subtly into its context and enhancing the urban environment, while also opening visual connections to the Parc du Sausset landscape. Gaps between the volumes create pathways towards adjacent green spaces. Roof gardens, terraces and landscaped outdoor spaces improve the quality of stay, with about 25 per cent of the site being greened, linking the urban setting with the surrounding landscape.
