Description

The «Rosalie» residential building on Leyserstrasse is part of a new neighbourhood development in the former park of the Theodor Körner barracks in Vienna’s 14th district. The urban development concept is the result of a multi-stage process involving the local population, with the special feature of making the property’s park with its significant trees accessible to the public. With a building height of 20 metres, the «Stadthaus» forms a scaled counterpart to the Wilhelminian-style neighbourhood. The adjoining 11-storey building block is set back 16 metres from the street to accommodate the existing trees. A white concrete structure wraps around the building, extending the interior spaces into the outdoors with sheltered balconies and loggias. The sculptural articulation of the façade symbolises the dialogue between natural space and built architecture. One common staircase connects the 115 residential units. A central corridor provides effective and economical access to the 20-metre-deep structure. The invitingly colourful foyer allows a view through the building and is directly connected to the park via a common area. A communal residential project was realised on the 6th floor: The «Vorstadthaus Breitensee» residential group lives in nine separate units. The members participated in the planning process and developed individual floor plans as well as design ideas for the common areas and the roof garden, which is open to all residents.
