The present development concept calls for preserving the spatial depth of the historic park as much as possible while compensating for the loss of historical building stock. Two irregularly cut volumes will be placed along the edges of the park that integrate themselves into the park landscape by means of large-scale indentations and low-key colours and materials. Along Zollikerstrasse with its stone retaining walls and shady vegetation can be found eighteen large single-storey homes. The unusual building depth of almost 30 metres is mastered by means of spacious floor plans with differentiated zones, reminiscent of the layout of bourgeois townhouses around the turn of the 19th century. Atriums incised in the volumes on the Zollikerstrasse side articulate the building volume along the street. A strong connection to the park is generated via spacious, open-plan living areas with loggias.
